Zoning can be classified in 3 major groups namely :

Residential

  • Residential

A dwelling place - your Home

  • General Residential

Also a dwelling place, but on this zoning,  you can erect an apartment building where many people can live.

Industrial Zoning
Industrial Zoning has 2 subsidiaries namely :

  • Light Industrial

This Zoning is mainly used in industrial areas where Manufacturing; Processing; Fabrication or assembling of any commodity except junk or salvage may take place. This zoning will also include Warehousing; Wholesaling and storage of any commodity except junk or salvage, Freight Terminals; Offices with warehouses; Laboratories ; Fire Stations and auction Facilities and Radio and Television / Cellular / Microwave towers are also categorized as Light Industrial Zoning and so on.

  • Heavy Industrial

Heavy Industrial zoning include Manufacturing; Processing; Fabrication or assembling of any commodity including in process of junk or salvage.
Commercial and Non-commercial wind energy conversion systems; Public and Private Airports; Quarrying; Mining; Petroleum Refining and Storage and so on can be categorized as heavy industrial zoning.

Commercial

  • Business

Most commonly used for shops, business buildings and social halls, but can also be used for residential buildings like apartment blocks.  A mixture of shops, offices and apartments can be built on such a zoning.  

  • Restricted Business

Business buildings can be erected offering offices, wholesale, warehousing, with or without offices and manufacturing with the exception of manufacturing with noxious materials.

  • Office

This zoning allows for either an office building with various offices for example a building comprising of several offices, each sold or rented to different companies/individuals. It can also be a building occupied by one tenant, where administration and consultation are the main use.

  • Institutional

Places of instruction like Schools, Colleges, Universities and Technikons are mainly erected on this zoning, but it can also be used for Places of public worship and social halls

Other zonings
These zonings are not as common as the 3 major groups.
They include:
Municipal -  which are used for Municipal purposes or agricultural buildings
Undetermined - has no primary use, but with consent use, it can be used for any type of building.
Private open spaces - Private open space like a municipal play ground, social hall, gymnasium, the provision of food and drink to club members and bona fide guests of club members, which includes visiting sports teams.
